The Greenwood Advisory Plan Commission voted 7-0 on March 23 to recommend that the Greenwood Common Council rezone approximately 1 acre at 2730 East Forestville Road from agricultural to commercial medium format (PC2026-010), as requested by petitioner Gary Woodmore.
Petitioner Gary Woodmore identified himself to the commission and described the rezoning request in brief. Planning staff said the application is consistent with the city’s focus-area plan and listed six commitments in the staff report intended to guide future development on the parcel.
Planning staff advised commissioners that the recommended commitments include requirements that new commercial buildings be platted before construction, that conversion of existing homes to commercial use require appropriate permits, that future site plans be reviewed for parking, access and landscaping, and that proposed trails shown in exhibits be incorporated into future approvals. Staff and commissioners also discussed a list of prohibited uses the report proposed to protect the area’s character; those bans include drive-through establishments, vehicular sales, certain vehicle service operations, self-storage, and similar uses.
A motion to recommend the rezoning to the Common Council was made and seconded. The commission carried the recommendation 7-0 and staff said the recommendation will be certified to the Greenwood Common Council; the council is scheduled to consider the ordinance at its April 6 meeting.
No remonstrators spoke in opposition during the public hearing; staff said six commitments were included in the staff report and that the rezoning aligns with the comprehensive plan for the focus area.
