On April 24, 2024, the Boca Raton City Council introduced two ordinances proposing land-use and zoning changes for a roughly 10.04‑acre property at 1350 North Dixie Highway, a redevelopment project identified in the meeting as a partnership between DM Redevelopment Limited (the Boca Raton Housing Authority and Atlantic Pacific Communities LLC).
Clerk Miss Siddens read the ordinance titles aloud: “Ordinance 56 93, an ordinance of the city of Boca Raton considering for DM Redevelopment Limited, a partnership between the Boca Raton Housing Authority and Atlantic Pacific Communities LLC…for the approximately 10.04 acre property generally located at 1350 North Dixie Highway, a universal conditional UC amendment to the future land use map of the comprehensive plan pursuant to chapter 23 article 6 code of ordinances. From residential medium RM to residential high RH subject to conditions…” and “Ordinance 56 94…a universal conditional UC rezoning pursuant to chapter 23 article 6 code of ordinances from multifamily residential R3 to multifamily residential R5A subject to conditions.” (Read by Miss Siddens.)
The ordinances, numbered 56‑93 (comprehensive plan amendment) and 56‑94 (rezoning), were introduced but not debated or voted on this evening. City Manager Brown told the council the ordinances were being introduced tonight but are not anticipated to be heard at the council’s first meeting in May; the actual hearing date was still being finalized.
If adopted following the required public hearings and approvals, the measures would change the site’s future land-use designation from residential medium to residential high and alter the zoning from an R3 multifamily designation to an R5A multifamily designation, enabling higher-density multifamily development. The city’s reading referenced Chapter 23, Article 6 of the city code as the controlling ordinance provisions for the map amendments.
No members of the public spoke on these ordinance introductions during this meeting, and no formal votes on the ordinances occurred tonight. Councilmembers and staff who spoke elsewhere in the meeting discussed unrelated items including event logistics for the upcoming Boca Bash, committee reports and staffing updates.
Next steps: the ordinances were introduced and will return at a later public hearing (date to be finalized by staff); the city did not take further action on them at this meeting.
