The Town of Bedford Planning Board voted March 9 to reapprove a previously conditionally approved site plan for a 14,097‑square‑foot light industrial building at 30 Harvey Road with a one‑year extension and amended conditions.
Applicant representatives from TF Moran described delays tied to upgrades and approvals for a condominium‑association pump station that serves the site. Jason Hill presented a revised site plan that moves the proposed driveway approximately 50 feet north to improve sight distance; he said the redesign raises sight distances to roughly 237 feet to the south and 340–350 feet to the north from earlier approximations.
Town staff and the Department of Public Works confirmed they reviewed the redesign. "Yes, we have. And we're happy with the redesign that Jason has provided to us," said Brian DeFosos, Department of Public Works, during the meeting.
Planning staff told the board that because the original approval had lapsed and a six‑year lookback applies, the fair‑share roadway contribution condition could be stricken from the current approval. The board voted to remove that condition. The sewer‑permit condition was revised so that the applicant must obtain a Bedford sewer permit prior to installation of the sewer system rather than as a condition tied to issuance of the building permit; staff and DPW indicated that sequencing should allow parallel progress while ensuring inspections and town oversight for sewer work.
Board action: Members voted to grant the necessary waivers (landscaping and dumpster waivers that were part of the original approval and the site‑distance waiver tied to the revised driveway) and then reapproved the site plan with the modified conditions and one‑year precedent conditions to be satisfied prior to plan signature and construction.
