Hurricane City Council approved a rezoning for a roughly half-acre parcel at 515 North 360 East that will change its designation from mobile-home/RV park to highway commercial, a move supporters said will improve traffic flow and opponents said could affect nearby residents.
Staff noted the planning commission recommended approval by a 5 vote. A nearby resident had voiced concerns about having commercial development adjacent to their home; council members said site-plan standards will require a six-foot solid wall and other buffering when development proceeds.
Supporters argued the change will complete a four-way intersection and reduce unsafe turning movements. "It will make it better in my opinion to be able to give it that straight through shot and alleviate a little traffic flow," the chair said during discussion.
A motion to approve the rezoning was made and seconded; the council recorded the vote as 4 in favor and 1 opposed, with "Dave" noted as the dissenting vote. The council adopted the change as shown in the exhibits and moved on to the next item.
What's next: the rezoned parcel will return for any required site-plan review and any required setbacks, fencing and access standards will be addressed at that stage.
