Board members described the subdivision as straightforward and noted the lots will be roughly half an acre each. Staff and a board member discussed a non-habitable joining structure that will likely be removed to meet setback requirements and flagged a reserved ditch easement along the frontage. The board asked whether future sidewalk and curb improvements would be constrained by the ditch easement and noted any future improvements might require coordination with the Cody Canal or other easement holders.
A member moved to recommend the preliminary plat to City Council with the staff conditions; another member moved that City Council be recommended to approve the minor subdivision final plat subject to the variances and conditions listed in the staff report. Seconds were recorded and the board approved the recommendations by voice votes.
