Josh Neely of Ridge Surveying and Consulting represented Randy Lloyd and James Cook in a request for a variance to the required access width for a parcel at 4104 Mount Carmel Road. "Josh Neely, Ridge Surveying and Consulting here representing mister Randy Lloyd and mister James Cook on property at 4104 Mount Carmel Road requesting a variance for the required width for access to public road right away in R-1 zoning," Neely said.
Neely explained that Tract A (purchased by Mr. Lloyd this year) previously functioned as a trailer park and had an ingress/egress easement; Lloyd needs road frontage to secure a building permit. Neely said Mr. Cook (owner of Tract B) has agreed to sell approximately a 40-foot strip that will provide frontage, and that the lots will be replatted if the variance is granted. Neely also noted that electricity and water are available on the lot but there is no sewer in the area.
A committee member moved to grant the variance, with a second recorded; the motion carried, and Neely thanked the board. The transcript does not include numerical vote tallies. Neely said replatting will be required to complete permitting; if the variance were denied the applicants planned to pursue alternative options.
