The Wylie Planning & Zoning Commission voted unanimously Wednesday to recommend that the city council adopt a city-initiated amendment to Planned Development PD 02/2001 for roughly 34.6 acres at the southwest corner of FM 544 and Woodbridge Parkway.
Mr. Molina, a city staff presenter, said the request is a staff-led zoning change intended "to better align with the land use plan, to adjust outdated zoning uses, and correct ... inconsistencies with how development is done now versus when the original zoning was done." He told commissioners the property was initially zoned in January 2003 under the 2002 ordinance, and staff proposes amendments that would apply updated 2023 code standards to the tract highlighted on the map.
Staff said they mailed 35 notices to nearby property owners and received no responses either in favor or opposition. After a brief clarifying exchange with commissioners, the chair opened the public-hearing portion; no members of the public spoke, and the hearing was closed.
A motion to recommend approval to the city council was made and seconded; the commission voted 5-0 to forward the amendment for council consideration. The recommendation is advisory: any ordinance would be adopted by the city council. The commission indicated staff will return any specific ordinance language and advertise the matter for a council public hearing once draft changes are finalized.
The commission moved on to a separate work session during the same meeting to consider broader land-use chart changes in Section 5.1 of the Wylie zoning ordinance.
