Madison County Board adopts six zoning decisions, approves rezonings and variances

Madison County’s Board on Dec. 21 approved six zoning resolutions presented by the Building & Zoning Committee, taking action on special‑use permits, variances and map‑amendment requests across multiple townships.

The actions included approval with conditions of Z22‑0076 (a five‑year special‑use permit to continue placement of a single‑wide mobile home for the Guadalupe Torres family in Nameoki Township) and approval of a variance for a pond setback (Z22‑0082). The board denied Z22‑0079, a special‑use petition to place a single‑wide mobile home in Collinsville Township, and denied a reception‑venue petition (Z22‑0080). It approved a rezoning for a motor freight terminal (Z22‑0081) and approved a map amendment to rezone approximately 80 acres from R‑1 to Agricultural (Z22‑0083).

The Board adopted the committee’s recommendations by roll call vote with no opposing votes (AYES 26, NAYS 0). Committee chairs said decisions were grounded in the zoning board’s findings and local land‑use standards. By county procedure, the resolutions take effect immediately upon adoption.

The resolutions identify site‑specific conditions (for example, Z22‑0076 was approved for occupancy by Guadalupe Torres and family for up to five years and requires removal or subsequent permitting if occupancy changes). The Board’s consistent votes mean the Madison County Zoning Board of Appeals’ findings stand as approved by the county board.
