Smith cited a Sept. 13, 2024 sale at 369 Parkwood for $1,437,000 and explained adjustments for condition and size that yielded an adjusted comparable value. He also discussed other comps, including 76 Walbin Court and 142 Trillium Road, and described how he adjusted for features such as finished basements and differences in lot size.
The moderator reminded the appellant the board will review the full packet; Smith said his reconciliation and extra comps were included in the submitted documentation. No decision was rendered in the hearing; the materials are now part of the appeals record for board consideration.
