She said the extra square footage on the town card inflates the assessed value and urged the board to correct those errors.
Falick presented five comparable sales, focusing on 57 Welch Terrace (a larger house that sold recently) and other properties that she said are more appropriate comparables. She told the panel she is older, has no garage and lacks the amenities cited in some comparables, and that the town’s valuation produces a higher tax burden than comparable properties: “according to my calculations here, I'm currently paying $5,339...more in taxes than the comparable houses in the database.”
Moderator Laura O'Brien reiterated the board’s remit is to review assessment values, not compute current taxes, and said the board will consider Falick’s documentation. The session closed with the appeal materials left for board review; no on-the-spot decision was made.
