The Greenwood Advisory Planning Commission recommended approval March 9 of a rezoning (PC2026-008) for roughly 30 acres on the south side of Roseville Road to allow up to about 102 single-family detached homes, advancing the petition to the Greenwood Common Council with specific design and infrastructure commitments.
A petitioner representative described a revised plan that adds dual entry lanes at subdivision entrances, a multipurpose trail, buffering along the railroad edge and additional housing-style variety. Staff told the commission it had worked with the petitioner to tighten previous, vaguer commitments and now recommended approval. "Staff is, again, favorable, and we are comfortable with what is proposed by Ryan Homes," a staff speaker said.
A nearby resident, Randy, spoke in support, telling commissioners he and others had engaged with the owner and that residential use would be preferable to industrial development near homes. The commission's motion (mover: Commissioner Danvall; second: Mr. Milborne) forwarded a favorable recommendation to the Common Council and included eight conditions and commitments — including preserving healthy trees where feasible, a minimum 10% side-load garage lot mix to diversify housing types, two builder model commitments, trail and stormwater provisions and required infrastructure design and acceptance through TRC review. The motion carried 8-0.
Next steps: the petition will be transmitted to the Greenwood Common Council for final action; the commission recorded that variance approvals (where granted) would be contingent on the rezoning succeeding.
