Commission holds Lucas guest-house application for cross-sections after burial-ground sightline concerns

The commission held a decision on a proposed guest house/ADU presented by Lucas, asking the applicant to provide additional drawings and alternatives after concerns about its perceived height and proximity to the Proprietors' Burial Ground.

Commissioner Angus called the item for discussion, saying the flush dormers and higher eave made the guest house feel too imposing relative to the burial ground. Commissioners suggested several modifications: lower the structure by 1 foot 6 inches, remove or recess flush dormers on the north elevation facing the burial ground, or move the guest house slightly farther forward on the lot to take advantage of grade drop and reduce visual impact.

Lucas offered to prepare cross-sectional views showing the proposed structure from the burial-ground property line and comparative options. The commission voted to hold the application and requested a set of cross sections and two alternative proposals for review at the next hearing.
