The Iron County Commission voted to approve Ordinance 2026‑5, changing approximately 73.6 acres from R‑5 (five‑acre residential) to R‑1/2 (half‑acre residential) on the south side of Mid Valley Road near 2700 West and 2800 West.
Planner Brett Hamilton told the commission the parcel includes about 73.6 acres and that the proposed rezone would permit a configuration that provides greater frontage for an intended school site. "Current zoning again on the property is residential 5 acre, and the proposed zoning on it..." Hamilton said while walking commissioners through water, sewer and frontage constraints, noting the R‑1/2 zone requires less road frontage than R‑5.
Brigham Ashton, who said he owns property immediately west of the site, told the commission he supports development that brings the community together and said he and his family are exploring options for their adjacent land.
Commissioners discussed the required evaluation criteria, including water and sewer capacity and transportation access, and then moved to approve the ordinance. A motion to adopt the zone change passed with commissioners responding "Aye." The staff presentation said no development plan was yet proposed for most of the acreage; about 13 acres were described as potentially being parceled for a school with the remainder left undeveloped for now.
The decision clears the way for subsequent planning steps, including subdivision review, water and sewer tie‑in designs and any future site plans the applicant submits. Public comment on the item was limited to nearby property owners; no appeals or challenges were recorded during the meeting.
