The Rush Valley Planning & Zoning Commission on March 4 approved a building permit allowing Jason Gabler to remove an existing single-wide mobile home at 177980 Mountain Road and replace it with a HUD-certified double-wide.
Gabler told the commission the property shares existing utilities — a Rocky Mountain Power account, a shared well, and a shared septic system — and that the new unit will occupy essentially the same footprint, shifted a few feet east. He said the double-wide will meet HUD standards and that he will submit finalized plans, HUD certificates and engineered tie-down details this week.
Commission members reviewed site distances to property lines and confirmed the proposed new unit will sit approximately 29 feet from one property line and 24 feet from the other; the current unit sits about 33 feet from adjacent property lines. Commissioners noted engineers reviewing the permit may request further tie-down details.
A commission member moved to approve the permit contingent on submission of the finalized drawings and engineering review; Scott Hawkins seconded the motion. The commission voted in favor and approved the permit pending the outstanding documentation.
Engineer Doug Kinsey was introduced to take electronic copies of the plans for review, and staff said they will forward the documents to the town’s reviewer once received. The commission did not record a roll-call tally in the transcript; staff will file the finalized permit once the required certifications are provided.
