The Rush Valley Planning & Zoning Commission voted March 4 to approve several routine land-use items and to verify variance documentation for the Vance and Betty Sager trust.
A building permit for a storage shed at 688 West Canyon Meadows (applicant Tyler Kimber) was approved on the condition that the shed be at least 20 feet from the property line, consistent with R-5 setback requirements. Commissioners discussed lot orientation and confirmed the shed must be repositioned an extra two feet to meet the 20-foot side-yard requirement.
Roger Evans received approval for a 12-by-20 storage shed at 300 West Charles Hill. Commissioners reviewed parcel orientation and applicable setbacks (30 feet front, 60 feet rear, 20 feet side for R-5) and found the proposed structure complies with those requirements.
Curtis Sager, trustee for the Vance and Betty Sager trust, presented required variance and boundary-line adjustment documents and evidence of an access easement. Staff confirmed the documents have been reviewed but not yet recorded; they require the town council’s signature before recording. The commission verified the conditions had been met and agreed staff should forward the package to council and supply the commission with a recorded copy after recording.
All motions to approve the permits and to verify the Sager documents were carried. The meeting concluded with no additional public comments and then adjournment.
