Gunnison City Council adopted Ordinance 2026-01 on March 4, rezoning 11.36 acres from agricultural A-1 to rural residential after a positive planning recommendation.
Applicant Austin Clark told the council he wanted to "zone off enough for a house," describing the change as a lot split to permit construction of a single home without affecting surrounding farming operations. Several council members cited private-property rights and noted that utilities were addressed in the planning packet.
Staff and council clarified that the rezoning is accompanied by required subdivision and building-permit reviews before any new dwelling can be built. The mayor called for a motion; the measure was moved, seconded and passed unanimously.
The council recorded no formal conditions beyond the standard permitting process; staff will administer the subdivision review and ensure compliance with utility and infrastructure requirements before permits are issued.
