City officials said a privately held development adjacent to the Hilton is on hold while the hotel evaluates a possible exterior renovation that could shift nearby land use from a townhome plan to a more integrated recreational or hospitality use.
S2 said the developer currently has a specific-use permit for townhomes and had obtained a work permit and infrastructure designs, but that he has paused capital investment while the Hilton considers changes that could include a food court, expanded outdoor amenities and a marina. "He may put in a restaurant or a pool recreational area," S2 said, adding that the developer will decide whether to proceed with townhomes depending on what the Hilton chooses.
Officials noted the two scenarios carry significantly different infrastructure needs and costs—S2 estimated those could reach about $1,000,000 depending on required sanitary sewer and other work—and that any change would be the developer’s decision, not a city action. No council vote or formal city requirement was announced during the briefing.
