The Rio Rancho Planning and Zoning Board approved an amended preliminary plat extension for the Lomas Encantadas 1D Phases 1 and 2 subdivision, adopting staff’s recommended findings and conditions.
Tim Dvorak, planner with the City of Rio Rancho, described the amendment: two tracts were removed from the most current iteration, a phase line was added splitting Phase 1 into Phase 1a and Phase 1b, lots in Block 4 were shifted and resized to 40-foot-wide lots, and two additional lots (16 and 17) were added. Dvorak said the revised tract and lot totals are: Phase 1a — 44 lots and 6 tracts; Phase 1b — 52 lots and 1 tract; Phase 2 — 73 lots and 6 tracts, for a combined total of 169 lots and 12 tracts, all zoned R4 single-family residential. Staff recommended approval with the stated conditions.
Brian Ottergon, representing Lomasing and Davos Development Company, said he agreed with staff comments and stood for questions. No public comments were made. A motion to approve the amended preliminary plat extension was made, seconded and passed by roll call.
The approval authorizes the applicant to proceed under the conditions listed by staff; the city will continue to review plan details and phasing as construction and final-plating submittals proceed.
