The Gun Barrel City Council voted to grant a special-use permit for a warehouse at 1145 Harbor Pointe Road, approving Ordinance No. 02024-012 after a public hearing and council discussion.
Planner Brooke Atkinson reviewed notice procedures and P&Z’s recommendation for approval. At the hearing the applicant, Elizabeth Shoreman, said she owns the building that Impact Athletics rents, has no confirmed tenant for the proposed new building, and does not intend hazardous or manufacturing uses. "The last thing I want in my life is liability," Shoreman said, adding the likely use would be storage or a similar non-dangerous activity.
Council members questioned parking and potential impacts on Impact Athletics next door. Shoreman and staff explained that parking requirements for a warehouse are by square footage and that the proposed 70-by-75-foot building would require nine spaces under code; she said the site physically accommodates fewer spaces and that she would pursue a right-of-way agreement allowing use of part of the adjacent right-of-way to meet code-required parking. Staff said the right-of-way agreement will be presented at a future meeting.
Council moved and seconded the ordinance to grant the special-use permit; the motion passed unanimously. Staff noted the ordinance includes a fine provision (up to $2,000 per offense) and standard severability and repealer clauses.
