The Mainland Planning Commission on March 3 recommended approval, by unanimous vote, of SP-26-3, a site plan for an 80-unit multifamily development called Creekside at Southport at 100 Creekside Drive.
Stephanie Leaf, Planning and Zoning Director, said the plan is identical to prior approvals the project received in 2020 and 2023 and that the current request functions as a "housekeeping item" to refresh site-plan approval so the developer can proceed with building-permit submittal. Leaf noted the proposal includes a sidewalk along Southport Road intended to connect with existing sidewalks and to fill a gap toward Risley Middle School.
Rebecca Montgomery of Thomas and Hutton, the agent on the project, said financing and market timing delayed construction after the earlier approvals and confirmed clearing and an active land-disturbing activity permit on the site. "This is...a housekeeping item to be able to move forward with pulling the building permits," Montgomery said.
The chair opened a public hearing; no members of the public spoke in favor or opposition. A commissioner moved to recommend approval as submitted; the motion was seconded and carried 6-0.
The recommendation will be forwarded to the Glynn County Board of Commissioners per the normal review process when applicable. Staff highlighted the sidewalk connectivity interest as a potential future coordination item with county transportation planning.
