The City of Muskego Plan Commission voted unanimously March 3 to recommend approval to the Common Council of Resolution PC0062026, a rezoning and comprehensive‑plan amendment for a roughly 23‑acre vacant parcel on the north side of Ryan Drive (tax key 2255979002).
Planner Trezbutowski described the request as a change from RSE (suburban estate) to RS2 (suburban residence) and from low‑density to medium‑density on the comprehensive plan. "Back in 2022 the petitioner came to the Planning Commission and got approval for a conservation plan development," the planner said, and noted a prior preliminary plat in 2024 for a 19‑lot conservation subdivision that was contingent on additional steps that never occurred.
Staff said the RS2 zoning would allow a minimum lot size of 20,000 square feet and a minimum average width of 110 feet. Staff recommended approval, noting that surrounding development on the south side of Ryan Road is medium density and that the requested map change would make both sides of the road consistent.
Commissioners asked about zoning north of Ryan Road and stormwater management; the planner said sanitary sewer extensions and stormwater requirements would be addressed in later platting stages. After discussion, the commission voted to forward the recommendation to the Common Council for final action.
The commission’s recommendation does not itself rezone the property; the next step is a council decision and, if approved, subsequent preliminary and final plat reviews that will address stormwater, lot layout and any required infrastructure.
