The Apple Valley City Council on Feb. 26 approved two resolutions to facilitate conveyance of an unplatted strip of land near 12894 Forest Court: one to recombine the unplatted parcel into three parcels and a second granting a waiver of plat so the parcels can be conveyed via metes and bounds rather than a formal plat.
Carter (city staff) told the council the narrow, mostly wooded strip sits between the Broner Woods and Nordic Woods subdivisions and contains no permanent structures or recorded easements. Staff said the recombination is consistent with applicable zoning and subdivision regulations and that each new parcel would be conveyed to the owner of the abutting platted lot: parcel A to the Myres, parcel B to Marina Roliva at 12896 Forest Court, and parcel C to Ronald Gottsling and the Wendells at 68571 29th Street West.
Council member Melander moved to adopt the resolution approving recombination of the unplatted parcel in Section 15, Township 115, Range 20, Dakota County; council member Bergman seconded and the motion carried by voice vote. The council then adopted a resolution granting the requested waiver of plat, with a motion from council member Landau and a second from council member Bergman, again passing by voice vote.
Staff advised the action does not rezone the property and that the parcels will remain legally independent; owners may later combine parcels into unified tax parcels if they choose.
