Planning staff presented plans to renovate and add to the Ridgewood Golf Club clubhouse, describing a new dining area, bar and lounge, a drop-off circle, a paved parking addition and a sign replacement. The existing site plan shows approximately 120 parking spaces with room reserved for about 56 additional spaces.
Committee members asked whether the property is served by public sewer rather than private septic, because an increase in customer-facing uses could change wastewater loads and require additional review. Staff indicated the site is in the town sewer district, but members emphasized the need to confirm capacity and any permitting or utility upgrades before approving construction.
One committee member moved that the project be treated as a matter of local concern with comments to specifically evaluate whether the change in use would affect septic or public sewer and whether intensity-of-use increases warrant additional conditions; the motion was seconded and carried by voice vote.
The board’s action does not approve construction. Site-plan review and permitting will further evaluate parking counts, sewer capacity and any traffic impacts before any building permits are issued.
