The planning board considered multiple referrals from the village of Fort Edward, including a site-plan application for Laura Niles at 192 Broadway and a separate accessory-structure proposal for a movable 10x12x7 storage shed.
Staff said the Niles project involves interior alterations only, a new sign on three existing posts and an anticipated occupancy scenario described in the packet as up to 99 clients with 12–15 staff and six on-site parking spaces (three reserved for residential tenants). The board noted no exterior ADA improvements were proposed and that the back-door drop-off and existing parking arrangements would be used; members emphasized that licensing and permitting (state or other licensing cited by staff) will still be required.
On the movable storage shed, staff said the structure is built on skids and might be taken with the owner if they move; the application referenced an earlier requested variance for a rear setback that staff said had been waived in the packet, though members debated whether the movable nature of the structure affects setback or site-plan requirements.
A committee member moved to classify these matters as local concerns and to forward them with comments pointing reviewers to confirm occupancy calculations, parking adequacy, ADA access and whether waivers apply to movable structures. The motion was seconded and approved by voice vote.
Next steps: town and village reviewers will address detailed site-plan questions including occupancy/licensing, parking arrangements, ADA access and whether the movable shed requires additional variance or waiver documentation.
