The Anchorage Planning Board approved the vacation of two small interior rights-of-way and a telephone/electric easement and then approved the accompanying plat for case S12876 on March 4, 2026.
Planning staff recommended approval after finding the 20-foot and 10-foot rights-of-way and the 10-foot T&E easement are interior features not shown on the Official Streets and Highways Plan and that their removal would not affect street connectivity or access. "No road improvements and dedications are required," staff said, recommending approval because the existing street network provides access to all surrounding lots.
Petitioner representative Melissa Branch of EDGE Survey and Design (speaking on behalf of Alaska Falcon) said the proposal cleans up earlier platting steps and enables redevelopment; she described a multi-year process to consolidate and configure lots for development. "We've been working with the municipality for a really long time," Branch said. Board members had no substantive questions and several noted there was no public opposition.
The board voted to approve both the vacation and the 24‑month plat with conditions shown in the staff report. Votes were recorded in favor and the chair declared both actions approved. The case record shows conditions from staff reports will attach to the plat.
What happens next: With vacation and plat approval, the property owner can pursue development consistent with B-3 zoning and the conditions attached; the planning department will track any required rededications or easement relocations as specified in the staff report.
