The Alta Planning Commission on Feb. 25 granted preliminary approval for a plat amendment to the Hellgate condominiums at 9670 East Highway 210, concluding the item with a motion that carried unanimously.
Staff planner Chris described the proposal as a housekeeping amendment that combines two previously recorded plats, corrects interior unit dimensions, and updates common‑area annotations. Chris said there are no proposed changes to exterior footprints or density, and that final approval will require an updated title report and recorded amendments to the CC&Rs.
Kyle, representing Benchmark Engineering, and the applicant team said the changes respond in part to a Utah statute requiring HOAs to keep plat and CC&R records current. Bob Hoffman, identifying himself as a representative of the Hellgate HOA, told the commission the HOA would work with staff and the applicants to complete necessary updates.
Commissioner Paul moved to approve the preliminary plat subject to updating the CC&Rs and submitting a current title report; the motion was seconded and carried. Staff advised the applicants to coordinate final recording and any outstanding engineering comments through Chris’s office.
The commission’s vote advances the amendment to final staff review and eventual recordation; the applicants were advised the town manager and staff will verify required signatures and documentation before final acceptance.
