Brown Deer board approves amendment to allow beauty salons in Business Park

The Brown Deer Village Board on Feb. 16 approved the eleventh amendment to the Business Park development agreement to allow beauty salons as a permitted use across the defined business-park boundary. Planning staff told trustees the item had been reviewed by the planning commission, which recommended unanimous approval, and the owner’s agent, Rachel Greer, said the applicant seeks to lease space to a salon operator at 8949 Hubert Trail.

Planning staff described the amendment as applying across the business-park area and said plan-commission review found no significant concerns about traffic or safety that would preclude the use. Trustees asked about parking and signage; staff and the applicant said gated access and on-site parking are generally available and that signage would be coordinated according to the village sign code.

The board moved, seconded and approved the amendment by voice vote. The applicant may proceed with tenant build-out and lease arrangements under the amended agreement.

Why it matters: The amendment expands the range of commercial uses allowed in Brown Deer Business Park, enabling smaller service businesses such as beauty salons to locate there and potentially broaden the park’s tenant mix.

Next steps: With board approval, the property owner and prospective tenant may complete build-out and leasing steps consistent with building and sign-code permits; trustees did not record additional conditions beyond normal permitting and sign-code coordination.
