The planning board approved a site plan for an attached steel-frame addition to an existing shop on 17th Street after the board heard a brief presentation from the applicant and the building reviewer.
Drew, the applicant, told the board the project would add a 60 by 70-foot structure attached to the north side of his shop and that he plans to construct the addition himself. Planning reviewer Zach summarized technical findings, saying utilities were capped and would tie into an existing lift, a three-phase transformer is on site, and the architectural plans were prepared to the 2021 International Building Code, exceeding 2018 standards.
Board members confirmed the two lots proposed for the addition are already zoned commercial and that surrounding parcels are commercial or industrial, which reduces screening or special-design requirements. The building reviewer told the board there would be additional truck traffic but nothing expected to create new issues for the area.
After the presentation Speaker 3 moved to approve the plan “as presented to the building official,” and Speaker 5 seconded. The board called for the aye vote; at least one member said “Aye” and the chair declared the motion carried. The building reviewer and staff will prepare the final permit paperwork and bring it to the building official for issuance.
The board closed the site-review portion with brief congratulatory remarks to the applicant.
