Sunbury commission approves conditional use for porch cover at 100 North Street

The Sunbury Planning & Zoning Commission voted unanimously Feb. 23 to grant a conditional‑use permit allowing a covered porch at 100 North Street that extends into the front setback.

The hearing record shows staff recommended approval, saying similar porch and patio forms exist nearby. Legal counsel entered the application packet, a staff report and public‑notice materials into the record before testimony began. Resident Karen Davis, the property owner, said winter weather and ice on a large front stone make a small covered porch necessary. "My name is Karen Davis, and I'm the resident at 100 North Street," she told the commission while describing a modest two‑post cover sized to match the home.

The builder, John Yost, and zoning staff confirmed the request seeks a continuance of a nonconforming front setback and argued the proposed roof and siding would be compatible with surrounding architecture. After brief commissioner remarks, Mayor Saint John moved to approve, Mrs. Miller seconded, and a roll call produced six yes votes. The commission recorded the motion as approved.

The decision authorizes the applicant to install the covered structure consistent with the plans in the record; the commission did not attach additional conditions during the meeting. The mayor closed the public hearing and thanked the participants.

The permit will be processed through municipal staff and the applicant may need building permits and inspections before construction begins. The agenda indicated the related rezoning item for a different applicant was rescheduled to March 23 for parcel verification.
