The Delray Beach Planning & Zoning Board on Feb. 23 approved a variance to allow a 12‑by‑16 pre‑engineered cabana inside the required 25‑foot rear setback at Seagate Manor, 400 Seagate Drive.
Claudia, the property manager for Seagate Manor, told the board the cabana “fosters camaraderie within our 55 community” and will provide shade for residents who currently have no shaded pool deck area. She said the structure is an accessory amenity, bolted to the wooden deck, and the removable fabric will be taken down during tropical storm warnings.
Staff described the proposed location as an accessory structure that does not expand the building footprint and noted the waterfront separation reduces visual impact. Board members asked about anchoring and wind performance; the applicant said the cabana is rated for 75 mph winds and will be bolted to the decking. On a motion by Mitch Katz, seconded by Jim Chard, the board voted to approve the variance from LDR Section 4.3.4 H, finding the proposal meets the variance standards. The vote was recorded as 7–0 in favor.
What’s next: The variance was approved by the Planning & Zoning Board; standard permitting and any required building permits or additional inspections follow before installation.
