The Planning & Zoning Board voted Feb. 23 to approve a Level 1 site plan amendment for Park 10 at 11065 Southwest 15th Avenue that adds parking and includes both a landscape waiver and an open‑space variance.
Paula West, the project land planner, said the amendment addresses interior circulation and safety by converting previously undesignated parking areas into formal stalls and by adding additional spaces. She said the project reduces the required 5‑foot landscape strip in places to as little as 0.7 feet and lowers the open‑space percentage from the code‑required 25% to 12.9% in the affected area, but that the proposal restores landscaping on site and improves drainage.
Staff confirmed the applicant proposes to remove four trees and to plant replacement species (including gumbo limbo and silver buttonwood) with sizes described in the landscape plan; staff noted a mistaken tree label in the submitted table that will be corrected as part of final documentation. Several board members voiced support for adding parking to serve industrial users and noted the proposal reduces safety risks from informal parking and trespassing.
Motion to approve the Level 1 site plan, landscape plan, construction of new parking spaces and related waiver and variance was moved and seconded; the roll call indicated the motion passed.
What’s next: The applicant will finalize tree disposition corrections and proceed with permitting and planting or mitigation as required by staff.
