Caldwell County commissioners voted Feb. 23 to provide $552,000 from the sales tax reinvestment fund to support purchase and preparation of roughly 15.38 acres on Lower Cedar Valley Road (4016 Lower Cedar Valley Road) for future industrial development.
Economic development staff said the negotiated purchase price is $525,000 with approximately $27,000 earmarked for closing costs and due diligence. Vista Ventures Development Inc., a nonprofit partner, will handle the closing. Staff noted the parcel is inside the town limits/ETJ of Sawmills and that the purchase is conditioned on rezoning approval from the town (R-15 to general manufacturing), a passing compaction test by a certified third party and an updated survey. The seller requested about 60 days from agreement signing for closing, with an estimated closing around April 30.
County staff said funds are budgeted in the sales tax reinvestment fund and recommended approval to position the site for future industrial projects and job creation. The board adopted the request by unanimous voice vote.
