The Palatine Planning and Zoning Commission unanimously recommended approval of a special‑use permit allowing Body and Gear Wellness to open a medical/physical‑therapy clinic at 2001 North Grama Road, Unit E, forwarding the recommendation to village council on Feb. 5.
Staff said the tenant space sits inside the Windy City Center shopping plaza and that the planned use — a medical office offering medical massage, IV treatments, acupuncture and related therapies — is consistent with B‑2 district regulations and similar to the prior chiropractic tenant. Petitioner Zach Mayfield, sworn to testify, said the business will employ three therapists initially and operate roughly 8 a.m.–9 p.m.; he estimated peak parking demand of about 3–5 spaces during a one‑hour period and up to 20–30 spaces across a day.
During questioning commissioners and staff reviewed turnover rates and on‑site leased parking; staff noted the previous tenant had similar treatment rooms and that no parking complaints had been recorded. Based on those findings, staff recommended approval subject to the condition that the use conform substantially to the submitted floor plan and business plan and comply with village codes.
A motion to accept staff’s recommendation was made and seconded (mover: Patrick Noonan; second: Cindy Rothwurster) and passed on a unanimous roll call. The recommendation will be transmitted to the village council for final action on Monday, Feb. 5.
