Following the TID 10 public hearing, the Franklin Plan Commission considered and approved several separate land‑use items.
Accessory dwelling unit: The commission recommended approval (with conditions) of a conditional use permit for an attached accessory dwelling unit at 8866 W. Pewds Rd. Staff recommended two pre‑permitting conditions: a natural resources protection plan to address removal/compensation for two trees within the proposed ADU footprint, and modification of a nonconforming parking pad so it meets the five‑foot setback requirement.
PDL 39 special‑use amendment: The commission recommended approval of a resolution to amend an existing special use for Planned Development Legacy District 39 to permit warehouse, distribution and storage uses at 3617 W. Oakwood Rd. Staff noted Milwaukee County raised a concern about on‑site water flow; no exterior changes were proposed at this time and standard conditions were applied.
Certified survey map amendment: The commission recommended approval of a revised two‑lot certified survey map at the NW corner of S. 27th St. and W. Drexel Ave. following a Wisconsin Department of Transportation release of a highway setback that required adjustments to the recorded CSM.
Fence request: The commission approved a minor site plan amendment to allow an 8‑foot high fence at 8861 S. 27th St. in a nonresidential district due to an elevation difference along the adjacent property.
Each matter passed by voice vote with staff recommendations and standard conditions; these items will proceed to required recording/permits or (as applicable) the Common Council per established procedures.
