Council approves Royal Estates conditional use permit for 36 attached homes

The Oak Creek Common Council approved a conditional use permit Feb. 16 for the Royal Estates development, a project that previously received approvals in 2022 and 2023 but whose permits lapsed.

Community Development Director Christie Lane told the council the plan is unchanged from earlier approvals: 10 two‑story single‑family attached condominium buildings (two buildings with two units each and eight buildings with four units), for a total of 36 units. Units are described as about 2,600 square feet with four bedrooms and two‑car garages. The site contains wetlands and wooded areas; Lane said only about the front third of the site will be developed and the rear ponds will remain untouched. The project includes a 20‑foot woodland preservation easement along the north property line and a five‑foot wetland buffer fence; private roads will be 24 feet wide with no on‑street parking.

Lane said the plan commission recommended approval at its Jan. 13 meeting and staff had received no written objections or support as of the hearing. Council members noted the prior approvals and that permits simply expired; after brief discussion, Marshall moved to approve the conditional use permit with the conditions and restrictions as presented. The motion passed on a roll call recorded as unanimous 'Aye.'
