The Design/Historic Review Commission approved design changes for 305 West Tuig, allowing the owner to replace single-pane windows with energy-efficient double-pane windows, repair exterior wood rot and repaint the building in a historic color palette.
Arden, the city planner, described the project as a design-district review and said the house/business at 305 West Tuig would receive approximately 30 matching double-pane windows with internal grids and white vinyl framing; staff recommended approval subject to permitting and adherence to the specifications discussed.
Applicant Misty Smith, who identified herself as owner of Jay Antiques, answered questions from the commission about window details and business use. Smith confirmed the replacement windows would use internal grids and that the front trim would remain white with black accents: “It'll pretty much look the same as it does now,” she said.
A board member (Speaker 1) moved to approve the project as presented and a seconded motion carried by voice vote. The commission instructed the applicant to obtain all required permits before beginning work.
The approval was taken during the same session that tabled the renovation proposal at 639 South Chadbourne. The commission also announced its next regular meeting for 2026-03-09.
