Planning commission approves Ladera South final plat after open‑space and trail updates

The Timnath Planning Commission voted to approve the Ladera South final plat, a 160‑acre subdivision that creates nine developable lots, two outparcels and four future development tracks.

Planner Troy reviewed prior approvals: a sketch‑plan approval in February 2025 and preliminary plat approval in September 2025, and told commissioners that final plat submittal substantially complied with code and the preliminary‑plat conditions. Key issues from earlier reviews — including the design and programing of open space near the reservoir and details of a 10‑foot multiuse trail — were presented as resolved or in approvable form.

Applicant representative Steve Wiens (Stacklaw) described planned north open‑space improvements, interpretive signage, wayfinding and small parking at the southern trailhead. He said the north open‑space system will be completed along Whitesell Street and the southern open space is in design and will be submitted as a site plan to staff for later review.

Commissioners asked clarifying questions about parking at the trailhead (applicant added three spaces including one handicap spot) and plant palette durability in local clay soils. The applicant and staff said they would revisit tree species choices with staff and that the trail, landscaping, benches and pet‑waste stations had been included to meet preliminary‑plat conditions.

A motion to approve the final plat was moved and seconded and carried on a recorded 4‑0 vote. Staff will continue to work with the applicant on minor ministerial edits during final review and the applicant will submit site plans for the southern open space improvements.
