Homeowners Sarah and Scott Niehaus presented their intent to renovate 200 Lagunitas Road to make the property more functional for a young family while preserving existing gardens. Architect Brooks McDonald showed minor refinements since the conceptual review: a revised front entry roofline, reduced front columns, changed front door configuration and decorative brackets to anchor the balcony and enhance historical character.
Staff described key project elements: two horizontal additions totaling about 180 square feet, two front dormers, a 131-square-foot garage addition to improve ADU access, and a new 115-square-foot covered entry. Landscaping and some site development were deferred for separate submittal because they depend on a lot-line adjustment negotiated with neighbors.
ADR members asked technical questions about window alignments and pilaster details and encouraged the applicant to bring a materials board to the council hearing so the full siding and detail palette is clear. Overall, members described the proposal as a significant improvement to the existing house and expressed support subject to the deferred landscape review.
The ADR will forward a recommendation to town council; landscaping will return in a later hearing.
