Applicant Lorenzo Pichard said the planned units will be three‑ to four‑bedroom townhomes with about 2.5 bathrooms and an anticipated price range of $300,000 to $350,000. "The price point is gonna be anywhere from 300 to $350," Pichard said. He told commissioners he was vetting builders and that some units would be ADA accessible.
Commissioners requested additional material: a unit‑level list showing bedroom/bathroom counts, clearer floor plans, and the market research supporting the stated price points. Commissioner Raxton asked whether the applicant satisfied vesting and progress requirements from the 2022 approval; staff said the applicant was considered vested and staff work with applicants administratively where revisions are ongoing.
Next steps: staff and the applicant will supply requested floor‑plan detail, price‑point research and a list of proposed units for the record; the board did not take a final vote at the work session.
