The Herriman City Planning Commission voted March 19 to approve a conditional-use permit for the South Hills dual pump station, a utility facility sited near planned residences in the city’s southern area.
Staff presenter Lauren described the project as a relatively low-profile pump building adjacent to an existing tank and access road across from Academy Parkway, noting the building will be screened by an eight-foot precast wall and additional landscaping. New plans submitted the day of the meeting also extend a rock wall to the residential boundary, which staff said addressed a prior recommendation.
Commissioners asked about proximity and noise. Staff and project representatives said the pump station will be adjacent to residential uses and estimated the nearest house location would be roughly 20 feet from the station; they said sound attenuation measures are included in the design. Staff also clarified the site is a single meets-and-bounds parcel and that a plat will be required to formalize the pump station parcel before finalization.
A commissioner asked about who pays for the site improvements; staff said the developer will front the construction costs and the city will reimburse the developer later. Jackson moved to approve the item with the four staff recommendations; Heather seconded. Roll-call votes recorded yes from Bridal, Jackson, Heather, Preston, Darrell and Andrea; the motion passed.
The permit approval includes the staff conditions discussed at the hearing, including the extended rock wall and the screening and platting requirements. The commission did not record any no votes during the roll call. The commission moved to the next agenda item after the action.
