Plain Planning & Zoning Commissioners approved MS 24-1, a minor-site-plan change to a front patio and fencing at 150 West Main.
Unidentified Speaker 1 described the proposal as a modification that will bring the patio back closer to the building, improving the sidewalk alignment. An applicant and commissioners agreed the change will increase pedestrian space in a tight corner used by local track teams and reduce instances when vehicles encroach on the sidewalk. One commissioner said the existing corner can block pedestrians; the commission discussed moving the patio back to create approximately 6 feet of clear walkway in the narrowest area and up to 10–15 feet in other spots.
Commissioners also discussed the visual impact and whether to alter a nearby parking space; the board concluded the setback will resolve most sightline and clearance issues without removing parking. The applicant noted replacing the current bar-height enclosure with a lower barrier and upgrading materials to steel. The commission approved the minor-site-plan change by motion.
