Bexley ARB recommends approval of porch enclosure at 194 N. Cassidy with window conditions

The Bexley Architectural Review Board on Feb. 12 recommended that the Board of Zoning & Planning approve a certificate of appropriateness for a porch enclosure at 194 North Cassidy, provided the applicant adjusts window details to fit neighborhood precedent.

Staff (Karen) described the proposal as "a pretty common type of enclosure in this neighborhood" but noted inconsistencies between elevations and three-dimensional drawings. The board and staff agreed the most important changes were to make the window panes more vertical (either by moving the window or changing muntin patterns), center and equalize panel spacing, and lower the porch window sills to the rail height (about 36 inches) so the enclosure reads as a front porch rather than a closed storefront.

Applicant Amy Kilavan and owner Amanda Kilavan said the intent was to gain usable indoor space in a way that matches the home's original architecture; the applicant said they would work with staff to resolve the remaining details. The board moved for a recommendation to BZAP; the motion passed with the voting members present: Calhoun, Scott and Chair Toney voted yes after a motion by Calvin and a second by Scott.

Next steps: staff will coordinate with the applicant on revised drawings and the file will be forwarded to the Board of Zoning & Planning for final action.
