ARB tables Shepherd house remodel and new garage at 2775 Powell for missing details

The ARB voted Feb. 12 to table the Shepherd house application at 2775 Powell after staff and members said the submission was incomplete and included late revisions. Staff told the board that construction had begun on-site and that the most recent drawings arrived only days before the meeting. Members said they could not distinguish existing from new work in the packet and asked for dimensioned drawings, clearer elevations (especially for the unusual arched or "headboard" window) and a labeled site plan showing placement of the proposed 24-by-24 garage.

Applicant representatives described multiple iterative submissions and said they would pause construction pending design-review outcomes; staff and the board urged coordination with staff (Karen) and recommended a full, consolidated packet. The motion to table to March 12 passed unanimously among the members present.
