Commission approves multiple plats, establishes $503,000 RDE bond for Stevens Valley

At its monthly meeting, the Williamson County Regional Planning Commission voted to approve a number of preliminary and final plats and accepted staff recommendations and standard conditions across multiple items.

Staff recommended and the commission approved reapproval of Stevens Valley Section 12 conditioned on establishing a roads, drainage and erosion (RDE) bond in the amount of $503,000. Staff presented the Stevens Valley item as consistent with the preliminary plat and noted water and sewer service would be provided by the Harpeth Valley Utility District.

The commission also approved preliminary plats for Burns Subdivision Phases 2 (32 lots on ~37.55 acres) and 3 (26 lots on ~30.73 acres); staff noted dedicated open space, north‑perimeter greenways and private roads in both phases, and that lots would be served by Nolensville/College Grove utility service and nontraditional on‑site wastewater systems in places. The Keep at Arrington preliminary plat (13 lots on 88.03 acres) was approved with staff conditions.

Final plats approved included Flint Meadow LLC (3 lots on ~18.25 acres), Wildgrass LLC (3 lots on 95.48 acres), Emerson Road (5 lots on 54.91 acres) and a revised Fair Farm final plat (3 lots on 42.48 acres) in which staff noted the addition of two fire hydrants to reduce minimum building separation. In each case staff recommended approval as consistent with preliminary or prior plans and standard conditions were applied; motions to approve carried by voice votes.
