The Planning Commission on Feb. 12 recommended that the City Commission approve rezoning for 3113 Plaza Drive NE from neighborhood office/service (NOS) to modern‑era neighborhood mixed density residential (MOMMDR).
Staff (Elizabeth) said the property is about 0.54 acres and adjacent to MDR‑zoned properties and I‑96; the current NOS zoning allows residential up to 2½ stories while MOMMDR allows 3 stories by right. The staff report noted an example site plan and cautioned the commission that a specific project would require further review and possible variances for parking.
Buyer’s agent and developer Ben Striegel described his team’s experience with workforce multifamily projects and confirmed the project is intended to provide workforce or market‑rate housing. "It's called workforce or just market rate housing," Striegel said when commissioners asked about affordability assumptions.
Commissioners generally supported the rezoning as consistent with the 2024 community master plan and moved to recommend approval to the City Commission. The motion to recommend the rezoning passed unanimously.
Next steps: the rezoning recommendation goes to the City Commission; any subsequent site plan or development proposal will require additional reviews, including parking variance considerations.
