The Iron County Commission voted to approve Ordinance 2026-3, rezoning approximately 123.28 acres near Iron Springs Road and Silver Hills Parkway from Agriculture 20-acre (A-20) to a mix of industrial and light industrial uses at the request of VTRE Development.
Planning staff presented the proposal, noting proximity to existing industrial uses, the presence of nearby residential one-acre parcels to the west and planned Iron Springs Road widening to one lane each direction with a center turn lane. The planning commission had held a public hearing and recommended approval after hearing about four public comments, which primarily raised concerns about increased traffic and lighting.
Staff emphasized that many project-specific impacts (such as building orientation, lighting, traffic mitigation) will be reviewed at subsequent site-plan or building-permit stages. The proposed light industrial designation abuts residential lots and is intended to promote indoor/screened industrial activity adjacent to housing.
After a brief public hearing with no speakers, a commissioner moved to approve the zone change ordinance; the motion was seconded and carried by voice vote.
Staff will require future submittals to address access off Iron Springs Road, preserve the Cedar Valley Belt Route corridor and coordinate required right-of-way dedications at the development-review stage.
