The Zoning Board of Adjustments on an undisclosed date voted 6–0 to grant a variance allowing a 4-foot front setback for a canopy at 4234 Sherwood Way, reducing the required 25-foot front setback.
Ray Lineberry, Lehi planner, presented the case and said the site is roughly 1.44 acres in a CG zoning district and that the property benefits from an unusually large public right-of-way — about 40 to 41 feet from curb to property line — which, with the additional canopy setback, would leave approximately 45 feet of total separation from curb to canopy. Lineberry told the board that TxDOT had no objection to the request so long as the canopy does not encroach into state right-of-way. "Staff is recommending approval," he said.
Board members asked about sightlines, canopy placement relative to overhead utility lines and whether similar car washes had previously received variances. Staff and a board member noted the canopy is intended to provide shade and protection for employees during vehicle cleaning and that the design keeps the canopy off the TxDOT right-of-way.
After a brief public-comment period with no speakers, a board member moved to approve the variance "as presented." The motion passed unanimously, 6–0.
The board did not attach additional conditions to the approval beyond ensuring the canopy remains outside TxDOT's right-of-way. The case was presented as ZBA 25-204232.
The board then proceeded to subsequent agenda items.
