Planning staff told the council that an application to rezone roughly 8.82 acres at 1695 Pine Mountain Road would allow a planned-unit-development of 89 townhomes and that the planning commission recommended approval with conditions consistent with staff. The application was advertised and an updated public-notice sign was posted; staff said a traffic impact study had been completed.
During questions, a council member and a person who identified concerns about the nearby Bank of America/ Walgreens intersection pressed staff on primary access and traffic mitigation. The resident argued left turns out of the proposed site could worsen daily congestion and suggested limiting the site exit to right turns; staff said proposed dual access points to Pine Mountain Road and Cobb Parkway and a design with right-in/right-out options should reduce traffic load and that final access would be determined through site-plan review with public works, Cobb water and fire.
The matter will remain a public hearing at the council meeting on Monday; staff said the applicant will be present and a comprehensive presentation will be provided to the mayor and council.
