Tom Snellan, long-range planner, presented a request by Trey Eakin for Springland Incorporated to rezone roughly 0.61 acres adjacent to Highway 160 from RUD to General Commercial. Snellan said the parcel is at an intersection surrounded by commercial development and that staff finds the rezoning consistent with the comprehensive plan, with the recommendation that the property be replat to avoid creating split-zoned lots.
Commissioners asked for a clearer aerial and for information about topography and tree mitigation to satisfy mitigation obligations mentioned in the applicant’s materials. Snellan and staff said the applicant wants only the land they need and may address tree mitigation through additional land or tree-savings strategies.
Following a motion to approve and a second, the commission voted in favor of the rezoning. Staff noted a condition requiring an appropriate replat to prevent split zones.
