The Planning & Zoning Commission approved a special permit on Feb. 9 for a change of use at 435 North Brooksville Road to allow gym and fitness programming operated by the Cheshire Community YMCA.
Doug Levin (applicant) and architect David Arai told the commission the property, formerly used for religious assembly, will initially host indoor youth sports, pickleball and fitness classes without exterior renovations in phase one. Town staff confirmed the site has adequate parking and that the gym use is specially permitted in the R‑20 district, triggering the requirement for a public hearing.
The commission found that the application complies with the zoning regulations and granted the special permit; the YMCA will return with plans for a later expansion phase when ready. Commissioners acknowledged the straightforward nature of the request and voiced support for the community benefit.
